We operate on a performance-based model with a commission of 15-20% of rental income, depending on property type and location. There are no upfront fees or hidden charges—we only earn when you earn.

We can typically have your property photographed, listed, and ready to accept bookings within 7-10 days of signing our management agreement. For properties that need preparation or staging, this timeline may be slightly longer.

We handle all maintenance coordination. For minor issues (under 2,000 THB), we'll take care of them immediately and include them in your monthly statement. For larger repairs, we'll contact you with recommendations and only proceed with your approval.

Many of our owners use their properties periodically. We'll block off your requested dates in the booking calendar. We recommend providing advance notice when possible to maximize your property's earning potential.

We process payments monthly, typically within the first 5 business days of the following month. You'll receive a direct bank transfer along with a detailed financial statement showing all bookings, revenue, and expenses.

We collect security deposits from all guests and have a comprehensive verification process to minimize risks. In the rare case of damage, we document everything, handle the claim process, and coordinate repairs with our trusted contractors.
